TENANT INFORMATION

Properties are normally let initially on a 6 month Assured Shorthold Tenancy and are usually available either unfurnished or part furnished.

Occasionally, a furnished property might be available although these are fairly unusual.

All properties are strictly no smoking.

Some owners will consider pets by agreement – see comments below regarding the additional deposit payable.

Rent is payable monthly in advance by standing order direct from the tenants bank account and is exclusive of all outgoings. For New Ash Green properties, the landlord remains responsible for the payment of the Village Association and Residents fees.

A deposit equivalent to five weeks rental is payable prior to moving in.

THE PROCESS AND OUR FEES

When a suitable property has been sourced, it can be reserved on payment of a holding deposit equivalent to one week’s rental at which time the property is withdrawn from the market and referencing work commences.
If the tenancy proceeds,  the holding deposit will be utilised towards the security deposit payable.
If the tenant withdraws, the tenant may be liable to deductions from the holding deposit to cover costs incurred by the Agency.

Full details of our referencing requirements will be provided to you but include proof of identity and address for all occupiers over the age of 18, a bank reference, an employers reference and a credit search.We will also obtain a reference from your current landlord (if relevant).

On the move in day, the first months rent, and balance of deposit need to be paid, either in cash, by direct bank transfer or by bankers draft.

THE DEPOSIT

The deposit is held to cover dilapidations and will be transferred to The Deposit Protection Service where it is held in the joint names of the tenant and the Agent. Further details of this scheme are available at www.depositprotection.com.

The deposit is refundable at the end of the tenancy subject to the property being returned in a clean and satisfactory condition. The assessment is based on the original inventory, provided to, and accepted by the tenant upon move in, with an allowance made for wear and tear.

ADDITIONAL CHARGES WHICH MAY BE INCURRED

These would be made to cover the costs incurred by the agents in processing non standard issues such as breaches of tenancy terms and payment issues.

Rental payments overdue by more than 14 days will be subject to interest at the rate of 3% over the Bank of England base rate calculated from the date the payment was due up until the date payment is received.
